The construction or renovation process of your project is complicated and can be very overwhelming for those who are not experienced in the building and renovation process.

This is where O'Reilly Associates excels in putting the project process and the construction in perfect harmony. Our goal is to keep your project on or ahead of schedule and on budget. We accomplish this with our exceptional planning, coordinating, scheduling and also by involving our professional and trusted trade partners, such as our plumbers, electricians, suppliers, ect. to utilize there professional knowledge. If you want the most stress free and enjoyable project experience possible, then let OA take care of all the many details of your construction or renovation project.

Although every project has its own unique differences, the following will generally describe the process of a medium to large size project:

PRE-CONSTRUCTION

At our initial consultation, we will first discuss your visions and ideas for your project so that I can begin to get a feel for what you are looking for and what your finished project will look like. (Pictures from magazines and books can be helpful.) I will offer any feasible and creative suggestions that I may have for your project. If you already have plans drafted, I will need a full set of copies to take with me. If not, I will refer you to one of our certified architects to put together all the plans and drawings that would be needed. Design and drafting fees would apply for these services. We will also discuss your projects budget.

Next, you will receive a detailed proposal of the scope of work and cost of your project. If you are in agreement with the terms of the proposal, we will then sign the contract. The initial deposit would be due at this time. The next step will be presenting the project plans to the Town Building Department for plan review, approval and permitting. From this point forward I recommend walk-throughs with the client regularly.

CONSTRUCTION

Then Phase I of the construction begins. This phase would consist of: excavating and pouring of foundation/footings (if applicable), rough framing to weather tight, rough electrical, rough plumbing/HVAC. Schedule and receive the rough electrical, plumbing and framing inspections. The second payment would be due at this time.

We then start Phase II. This phase would consist of: insulation/energy conservation, insulation inspection, wall coverings (i.e. drywall and or sheet goods), plastering and paint priming.

We now move directly to Phase III "The Finish". This phase would consist of: interior door installation, cabinetry installation, trim, moldings, millwork, tile, floor coverings, finish paint, hardware, electrical finish, plumbing finish and all the final inspections. The client and I will then do the final walk-through to confirm that the finished project meets or exceeds the clients expectations and satisfaction. I then turn over the newly created or renovated space to you. The final payment would be due at this time.

POST CONSTRUCTION

While you are becoming accustomed to your new space, should you find anything that needs to be fine-tuned, added or changed we are just a phone call away. Not only do we guarantee our work, we guarantee our client's satisfaction.
